You’re just moments away from all that village life has to offer here.  It’s a short stroll to the village primary school and the recreation ground, the shop is just around the corner if you need a pint of milk or a coffee and the award-winning pub The Sparsholt is a few minutes away in the neighbouring village.  Transport links are excellent and the community is friendly and thriving – what could be better?  Let’s explore this fantastic home in more detail…

Welcome to the village

Pull up on the driveway where there’s space for two cars.  Leave your boots on the doorstep and step into the hallway from which all the downstairs spaces lead.  There are two spacious reception rooms here, lending themselves to a variety of flexible layouts to suit your individual needs.

The larger of the two rooms is at the front of the house and has a pretty sash window allowing in plenty of natural light.  Warmed by the recently installed wood-burning stove, and recently redecorated with fresh new carpets, this is a lovely space to relax in at the end of a long day.

The second reception room might become a place for more formal dining, an alternative sitting room, a games room, children’s playroom or study – the flexibility is there to make this room perfect for you.

Culinary Delights

The contemporary kitchen/diner/family room was installed in 2020 and provides a real ‘wow’ factor to this property.  Providing nearly 500 square feet of light and bright living and entertaining space which flows effortlessly into the garden, it’s sure to become the heart of family life.

The bespoke kitchen was hand built by Cotswold Kitchens and features plenty of storage with shaker-style cupboards in shades of heritage green, offset by feature worktops in crisp white Mirostone.  Every detail in this kitchen has been thoughtfully considered to make cooking and entertaining a breeze, from the large central island with extensive food preparation space and double Butler sink, to the bespoke built-in pantry cupboard with pull-out drawers and handy shelving for herbs and spices.

High-end built in appliances are all by Neff and include two ovens, a warming drawer, integrated fridge/freezer, induction hob and integrated dishwasher.

Porcelain tiled flooring in sycamore effect from Mandarin Stone creates a laid-back country vibe as the kitchen flows into the dining area – a wonderfully light space with two large Velux windows overhead and a floor to ceiling glass wall with apex and sliding doors which open onto the south-facing terrace and garden, creating an effortless indoor/outdoor feel.

The open plan layout and huge central island ensures the whole family can be together, whether it’s for speedy weekday breakfasts or leisurely Sunday brunches with coffee and the papers around the farmhouse table in the dining area.  After school, the kids can be doing their homework whilst you prepare supper, or when you’re entertaining, you’ll find this sociable space a natural and easy place for friends and family to gather.

Sweet dreams

Head upstairs to discover four good sized bedrooms and a contemporary family bathroom.

The master bedroom to the front of the house is a calm and peaceful retreat, with a large picture window to allow in plenty of natural light, built-in wardrobes and an alcove dressing area. There are three further bedrooms upstairs (two double and one large single) and a spacious, modern family bathroom.  The bedroom at the rear of the house offers south-facing views over the garden and to the fields beyond.   All the bedrooms have been recently redecorated and have fresh new carpeting throughout.

Garden Delights

The gardens on West Street are what make this road particularly sought after, and the garden at No.8 is particularly lovely.  South facing and extending to well over 100 feet with views onto open fields, this is a fantastic garden for kids and adults alike to enjoy.  There’s a lovely outdoor patio area, perfect for entertaining and a huge lawn area where children can run free.

You’ll want to spend plenty of time outside here!  From the spacious patio area to the side and rear of the house, providing space for outdoor dining and entertaining, step up onto the large lawn which boasts views of open countryside.  Thoughtful planting and tender care by the current owners has created a garden which provides colour and interest throughout the year, with thriving shrubs and flowers and mature fruit trees.  There are two raised vegetable beds if you fancy growing your own and a large shed providing useful storage for garden equipment.

Location

First mentioned in The Doomsday Book and with an idyllic feel and thriving community, Childrey is one of those villages you read about in guidebooks to the English countryside.  A quintessential English village, with stunning country views, a picturesque duck pond, beautiful Church, highly regarded primary school, popular farm shop and fantastic village stores, it’s no wonder many people who move here never want to leave!

Stroll into the village and grab a coffee from Childrey Stores opposite the famous duck pond, before taking a walk up Dog Lane to the village playing field with its football pitch, cricket pavilion and children’s playground.  The field is a real community hub with lots of sociable events that take place every year, including Bonfire Night and the village’s answer to Glastonbury – the infamous ‘Childreyfest.’   If you fancy a longer walk with a drink at the end of it, tramp along the footpath through fields that will lead you to The Sparsholt, just over a mile away.

Run out of milk?  Or wine? No problem, the award-winning Childrey Stores is right on your doorstep, where you can pick up all the essentials or sit and watch the world go by with a delicious latte and a slice of home-made cake.  The village is also home to an award-winning farm shop at Cantorist Farm where you can enjoy a hearty English breakfast and take home some of their delicious organic grass-fed beef.

With its peaceful country feel, it’s hard to believe that Childrey is only 3 miles from Wantage with its shops and amenities including a Waitrose, Costa Coffee, restaurants, parks and leisure centre.  Wantage is a thriving market town that was identified in 2017 as a great place to live by The Sunday Times.  Childrey also offers easy access to Oxford, Swindon and Newbury and trains to London from nearby Didcot Parkway (11 miles).

The Ridgeway CE Primary School in the village has a great reputation and King Alfred’s Academy in Wantage is rated ‘Outstanding’ for its sixth form provision.  There is a joint bus service from the village to Abingdon Boys School, The School of St Helen and St Katherine, and The Manor Preparatory School.   Other independent schools nearby include St Hugh’s, Pinewood and Cokethorpe.
