3 Brookside is a very pretty, low maintenance end terrace house in a lovely, semi-rural location just minutes outside of Maidenhead.  Structurally sound, the home is in need of a little decorative TLC but has masses of potential for either first time buyers, downsizers or as a first family home.

The property is on a small development of just three houses, with a shared gravel driveway, off street parking for two cars and detached garage.

After you’ve walked up the pathway through the neat-as-a-pin front garden, enter the house and find the galley-style kitchen on your left hand side.  This cleverly laid out space has room for all the mod-cons, including an electric hob with extractor hood, a double oven and warming drawer, and a generous fridge-freezer.  There’s plenty of storage in the wall and floor cupboards, plus there’s space and plumbing for a dishwasher.

There’s a huge downstairs cupboard in the hallway which hides the washing machine and tumble dryer, and has plenty of shelves for hiding away all your cleaning products, mops, buckets, brooms etc.  There’s also a downstairs cloakroom to the right of the front door.

The hallway leads to a spacious open-plan living area.  The current owner works from home and uses this room as a sitting room/office space, but our virtual renderings show how the space could alternatively be used as a large sitting and dining room.

There’s lots of light in this room thanks to the large patio doors which open out onto the raised decked area outside, where you can enjoy a drink or BBQ on a summer’s day.

Upstairs there are two very generous sized double bedrooms, both with en-suite shower rooms and fitted wardrobes.   The master bedroom has oodles of storage thanks to the lovely John Lewis bespoke fitted wardrobes which were installed in 2012.  There’s even more storage in on the landing with a large airing cupboard which currently houses the boiler.

The house also benefits from a bonus room in the attic which is carpeted and has an en-suite loo and sink, and a Velux window.  With the appropriate planning consents this could be turned into a third bedroom or home office.

Outside the sunny garden is partly lawned, with a patio area at the side, which the current owner says is a real sun trap.

If you’re looking for a sound investment and a low-maintenance home in a quiet area with easy access to the M4, transport links, shops and restaurants then 3 Brookside is definitely worth a look!

We think this property will get snapped up pretty quick so contact us ASAP to arrange a viewing!

Location really is everything, and Paley Street is widely regarded as one of the best streets in the area.  It’s a semi-rural location just four miles south of Maidenhead, offering country living but with easy access to transport and amenities.  You’re a leisurely stroll from the Michelin-starred Royal Oak, co-owned by Michael Parkinson and his son Nick and known locally as ‘Parky’s Pub.’   If you’re a foodie, you’ll be spoiled for choice with the number of award-winning restaurants just a stone’s throw away including The Fat Duck & Waterside Inn at Bray, and Tom Kerridge’s Hand & Flowers in nearby Marlow.

Getting to the M4 is easy – with junction 8/9 a few minutes away, which then links directly to the M25 and the A404(M)/M40.  Maidenhead station is just 4.5 miles away and provides direct links to London Paddington.  The area is set to become a commuter’s dream as from December 2019 the new Elizabeth Line will provide four trains an hour, allowing passengers to travel right through central London without changing trains.  Journey times to Bond Street will be 41 mins, Liverpool Street 48 mins and Canary Wharf 55 mins.

Those in need of retail therapy can indulge in some fabulous shopping in nearby Marlow with its lovely boutique stores, or scenic Windsor with its famous castle and 17th Century Guildhall.  There are also high street stores aplenty in Maidenhead, as well as a large Waitrose.

This area of the Thames Valley has some beautiful walks through stunning countryside, and horsey types can enjoy long rides through Windsor Great Park.  Golfers can choose from lots of great clubs in the area including Maidenhead Golf Club, Temple, Castle Royle and Winter Hill.   There’s loads going on for kids too: Windsor Leisure Centre with its sports facilities and waterslides is nearby, as well as the new Coral Reef Club (reopening Summer 2017).  If you want to get outdoors with the kids, The Look Out Discovery Centre is set in acres of stunning forest and provides hours of fun and activities for children, and the world famous Legoland is nearby.

There are a number of outstanding schools nearby including Eton College, LVS Ascot, St Mary’s Ascot, Windsor Boys School, The American Community School in Egham and the highly regarded Borlase Grammar School in Marlow.   The property is in the catchment area for Holyport College – a new state funded Free School.  The school is within walking distance and welcomes day and boarding pupils from ages 11-19.  Holyport is sponsored by Eton College, meaning pupils are able to enjoy Eton’s sports facilities and join in with educational activities at Eton.
